I’m Bernard Silva, a full-time Realtor serving the Greater Toronto Area.
With more than 20 years of hands-on construction and construction-management experience, I bring a different perspective to real estate. I help sellers make smarter decisions about what may be worth improving before listing, help buyers look beyond the finishes and evaluate homes more intelligently, and help investors understand renovation potential and where the numbers may make sense.
My approach is simple: understand the property, not just the transaction.
My Story
My career started long before I became a Realtor. I spent more than two decades working hands on in construction, including carpentry, bricklaying, landscaping, residential construction and high-rise developments. Over time, I moved into construction management, leading teams and helping oversee complex million dollar projects.
That experience shaped the way I look at real estate today.
When I walk through a property, I naturally think about condition, materials, layout, renovation potential, future costs and whether spending money on an improvement actually makes sense for the client's goal.
For sellers, that means helping them avoid blindly renovating everything before listing. For buyers, it means helping them look past staging and cosmetic finishes and ask better questions about the home. For investors, it means looking at both the opportunity and the numbers behind it.
I’m not a home inspector or contractor acting in that role. My job is to use my experience to help clients recognize what deserves a closer look, understand their options and bring in the right professionals when needed.
Outside of real estate, I still enjoy working with my hands, spending time in the garden and following soccer. Most importantly, I’m a husband and father, and family keeps everything in perspective.
